gLASSBLOWING sTUDIO FOR sALE IN THE tEXAS hILL cOUNTRY (AKA tEXAS wINE cOUNTRY
Own a slice of heaven in the Texas Hill Country... and run a profitable glassblowing studio in a tranquil setting at the same time.

Since opening in November 2023, we've been working about 7 months a year and usually only 2-3 days a week. (In full transparency, we both receive pensions from our previous government employers for our living expenses, but business pays for itself AND earns a profit. We're happy to share the business financials with you.)
People are hungry for glassblowing experiences and we cannot keep up with the demand. Grow the business by increasing the number of days you're open, the number of experiences you offer and days you offer them. Add "glamping" to the back acreage (did we mention this property is 22 acres under wildlife management so the property taxes are LOW). You could also sell off a portion of the property (survey available).
Located in the fast-growing Texas wine country, Fredericksburg and Gillespie County get 1.5 to 2 million visitors a year who want to experience more than the 75 wineries, amazing restaurants and everything the quaint, historic town of Fredericksburg, TX has to offer. The permanent population of Fredericksburg is about 14,000, but swells on the weekends and during holidays and special events, so you can live in a small town and bring glassblowing to the masses. Additionally, two new luxury resorts have recently been approved by the City Council to be built at the east and west ends of Main Street and we are located only 10 minutes from Main Street on the way to Enchanted Rock State Park (the most-visited state park in Texas). (Texas Parks & Wildlife Dept. just bought thousands of acres to expand E-Rock, so visitation is only going to increase.)
This is a turn-key operation. We've done all the heavy lifting for you... buying and setting up all the glassblowing equipment, including all utilities and generator hook-up, landscaping, marketing/signage, website/email list, parking areas, and establishing this as a tourist destination visitors have come to expect.
The 22-acre property includes a 3-bedroom/2 bath house, 3 sheds (we converted them into an an art gallery, artist studio, and office), RV roof cover (the RV is for sale, too, or expand the glassblowing studio or turn it into a gathering space), pollinator garden/picnic area, business signage, and deer hunting. We have also been approached by companies interested in managing glamping sites on our property. You could live in the RV and rent out the house (or vice versa), sell deer leases, and so much more. There are potentially multiple income streams you could develop here.
We are in the process of getting an appraisal on the property and would prefer to sell the business and property all together since visitors expect our glassblowing studio to be part of their Fredericksburg experience.
